2025 Revaluation Update

Attention Rindge Residents - the 2025 Revaluation has been completed by Avitar Associates of NE, Rindge's contracted assessing firm. The updated property values are published but are preliminary at this time.

To view your updated property value, follow these instructions:

  1. Click this link, which will bring you to the Avitar database.
  2. Click Guest, then enter the Challenge Phrase and click login.
  3. Scroll to Rindge, and click the link. This will bring you to the Rindge database.
  4. In the top left, click the dropdown button that says Searches and Select Property Address or Owner Name if you do not know your Parcel ID/Map and Lot.
  5. Both the property addresses and the owner's names are organized alphabetically. Find your property and click to view.

View the Avitar's Taxpayer FAQ page linked here before calling with concerns about your assessment. This page is a great resource for generic questions about why your assessed value increased, how assessed values are determined, and why the Town cannot answer all your questions.

Please be aware that the Town Office employees are unable to make any changes to your property card if you find any errors. Town Office employees were also not involved in calculating your assessment so they cannot inform you why specific changes were made to your property values. Any specific questions regarding your assessment will need to be directed to Avitar. 

You can schedule a phone appointment with Avitar through their portal, linked here, to discuss your valuation. Or you can call 603-899-5181 ext 113 to speak with the Town's Assessing Clerk, Jennifer Helsel, to schedule an appointment with an Avitar employee. Her office hours are Wednesdays and Thursdays from 8:30 am - 4:30 pm. Please leave a message with your name, number, and brief message if you call outside of her office hours and she will get back to you.

For the tax year 2025, all property values will be updated to market value as of April 1, 2025. This is a process that every municipality must complete as often as every fifth year and was last done in 2020. With the real estate market fluctuating over the past few years, many property owners may see values increase; however, just because values increase DOES NOT NECESSARILY mean that your taxes will increase.

Taxes are based on the combined budgets for the Town, school, and county. The tax rate is determined by taking the total of those budgets divided by the overall value of the Town to arrive at a tax rate to “pay the bills”. Unfortunately, there is no way to determine the impact of the update until after the values are finalized and until after the NH Department of Revenue Administration (DRA) calculates the total amount of money needed to “pay the bills”. That process takes place in the fall, usually in October, with the Town’s tax rate the result.
